Inventory

A residential inventory inspection report is a full report of the contents and condition of all the fixtures and fittings in the property. These reports are highly detailed and list everything from floor to ceiling, including the windows, light fittings, sockets/ switches, and every item in that room. From bathroom fittings to kitchens and all the appliances and fittings, right down to the grass in the garden. We also take multiple photographs of all rooms of the property and also the front exterior and any garden or outside areas. We take meter readings and check any smoke alarms in the property if requested to do so. All photos are date stamped and included in the report, and then emailed to you as a PDF and a digital copy within 24 hours for the tenant to check and sign.


Check in

We attend the check-in with the tenants and ensure that they are happy with the contents of the inventory. We ensure that the inventory is signed and agreed on that day and also carry out meter readings and hand over keys.


Check out

A check-out takes place when your tenants move out and compares the condition at the end of the tenancy to that on the inventory and check-in report taken at the start of the tenancy. Any discrepancies are reported and recommendations are made regarding the responsibility for damages. The cleanliness is thoroughly noted and we take photographs of all damages and cleaning issues. Finally, meter readings are taken to be noted on the check-out report. We then email you a copy within 24 hours so that you have a detailed record of how the property has been left by the tenants.


Mid term visit

Mid-term property visits are an important part of the tenancy, as this ensures the property is being looked after and can flag up any maintenance issues you need to address. We attend the property and produce a report with any areas that need attention. We also include multiple photos of all areas we can access on the day so that you and your landlord can have a clear understanding of any issues that need attention.
